Facilities Operations & Maintenance

Preventative Maintenance

Supervisor oversight — All Physical Plant department supervisors ensure that regularly scheduled maintenance is performed across campus facilities.

Fire and safety inspections — This includes routine inspections of fire safety alarms and other required safety devices.

System checks — Supervisors ensure pressure checks, media filter exchanges, and other system testing are completed as scheduled.

HVAC preservation — Heating and cooling equipment is maintained and preserved to ensure proper operation and efficiency.

Routine upkeep — Routine painting, maintenance, and operational testing are performed to ensure the safety and reliability of all equipment.

Corrective Maintenance

Corrective Maintenance refers to any non‑scheduled maintenance requested through the Physical Plant Work Order Center. Examples include window replacement, door replacement, furniture repair or assembly, broken blinds, leaking faucets, broken floor tiles, clogged sinks, and similar issues.

Chargeable vs. Non‑Chargeable Services

  • Physical Plant‑funded services — The Physical Plant performs and funds services that are directly related to the normal operation and maintenance of campus buildings. Non‑chargeable services include:
    • Normal wear and tear repairs
    • Regular maintenance tasks
    • Routine custodial services
    • Maintenance of common areas
  • Chargeable services — Requests that fall outside normal building operation and maintenance may incur charges, depending on the nature of the work.

Critical & Non-Critical Work Requests

A computerized work order system is used to manage all critical, non‑critical, and preventative maintenance requests across campus. Work orders are initiated by staff by submitting a request through FlowPath, after which a detailed work order is created and routed to the appropriate maintenance supervisor. To ensure services are completed accurately and efficiently, staff should provide as much detailed information as possible when submitting a request. Physical Plant employees are authorized to perform only the work listed on the assigned work order, ensuring proper documentation, accountability, and workflow management.
