Preventive Maintenance

All Physical Plant department supervisors ensure that regularly scheduled maintenance is performed. Preventative maintenance includes inspections of all fire safety alarms, safety devices, pressure checks, media filter exchanges, heating and cooling preservation, routine painting, maintenance, and testing to ensure safe equipment operation.


Corrective Maintenance

Corrective Maintenance is any non-scheduled maintenance that is requested through the Physical Plant office such as window replacement, replacement of doors, repair and assembly of furniture, broken blinds, leaking faucets, broken floor tiles, clogged sinks, etc. 

The Physical Plant services are performed and funded by the Physical Plant. Non-chargeable services include any request that is directly related to the normal operation and maintenance of the building structures such as normal wear and tear, regular maintenance, regular custodial, common areas, etc. 


Critical and Non-Critical Work Order Requests

The computerized work order system is used for critical and non-critical work orders as well as preventative maintenance work orders. Work orders are initiated by faculty or staff by submitting a request through MaintenanceDirect. A work order is then created with all the appropriate information and distributed to the appropriate maintenance supervisors. Please give as much detailed information as possible to ensure services are appropriately carried out. Physical Plant employees are only allowed to perform work listed on the work order assigned to them.


Departmental Charges

Department services are performed by the staff in the Physical Plant or in some instances sourced out, but are funded by the individual departments. These costs are not included in the Physical Plant budget. All material and labor are provided at cost, which are billed prior to the work being started.

  • Physical Plant Labor Cost: Minimum $23.50 and $23.50 per additional employee hour. This rate applies to carpenters, painters, plumbers, electricians, HVAC mechanics, auto mechanics, and pipe fitters.

    • Examples of services: hanging pictures, moving keyboard trays, moving phone lines, adding a wall jack for a telephone, additions and renovations of spaces, providing power for an event (extension cords, portable power and breaker panels), assembling furniture, maintenance of lab or exercise equipment, vandalism repairs in residence halls and painting other than regular maintenance.

  • Key/Lock Request: Minimum $23.50 and $23.50 per additional employee hour.

    • Examples of services: Departmental charges normally only occur when work is associated with renovation projects.

      • Fees:

        Lock Change/Core Change (includes 1 core, 1 key) $50.00
        Keys $8.00/ea.
        Padlocks (includes 1 padlock, 1 key) $75.00
        Resetting Combination Codes $33.50

         

  • Moving & Special Event Cost: Minimum $15.00 and $15.00 per additional employee hour. This rate applies to groundskeepers and special services technicians.

    • Examples of services: Moving tables, chairs, plants, platforms, boxes, stages and furniture; setting up for department or club special events; summer conference and camp setups.

      • A three (3) to five (5) day notice is required on all moves.

    • Moving picnic tables requires additional equipment and will be charged at the rate of $23.50 per hour, per person rate. This task typically requires two workers.

    • 20'X20' tent rental: $130.00 per setup and take down of tent.

    • Removal of surplus items does not incur a departmental charge. Please schedule these moves several days in advance.

  • Custodial Cost: Minimum $14.00 and $14.00 per additional employee hour. This rate applies to custodians.

    • Examples of services: Cleanup after department and club special events, cleanup after athletic events that occur outside normal custodial work hours, cleanup associated with vandalism in residence halls.

    • Summer conferences are charged a cleaning fee of $16.22/per room.
